These terms ("Terms") govern the use of the reserver.ca website operated by Reserver.ca Inc. and any booking made through the platform. By using the site or booking a stay, you agree to these Terms.
1. Service description
Reserver.ca offers short-term chalet and property rentals in Quebec, as well as property management services for owners. The host is, depending on the case, Reserver.ca itself (exclusively-managed chalets) or the property owner (partnered chalets). All listed properties are registered with the CITQ (Corporation de l'industrie touristique du Québec).
2. Booking and payment
A booking is considered confirmed upon receipt of full payment (or a 50% deposit, if applicable) and after the confirmation email is sent. Payment is processed by GuestyPay (Stripe). Listed prices include applicable taxes (GST, QST) and Quebec's 3.5% accommodation tax. Cleaning fees and a refundable security deposit may be added, and are clearly displayed before confirmation.
3. Cancellations and modifications
Cancellation conditions specific to each chalet are displayed before booking. Standard: free cancellation up to 30 days before arrival; between 30 and 14 days, 50% of the stay is due; within 14 days, 100% is due. In case of force majeure (natural disaster, government order), we will offer a priority travel credit usable within the year.
4. House rules
Guests agree to respect the maximum occupancy listed, not to host unauthorized events, to respect neighbors and municipal noise bylaws, and to report any damage within 24 hours of arrival. Smoking inside the chalet is strictly prohibited. Pets are only allowed when the property explicitly permits them.
5. Liability
Reserver.ca cannot be held responsible for indirect or non-material damages (loss of use, loss of profit) related to a stay. Total liability is limited to the amount of the relevant booking. This limitation does not apply in case of gross or intentional fault. Guests are encouraged to purchase travel insurance suited to their stay.
6. Property management for owners
Owners who entrust their chalet to Reserver.ca sign a separate management agreement. The Évasion (15%) and Liberté (20%) packages are described on the Property Management page. The agreement may be terminated at any time with 30 days' notice, without penalty. Reserver.ca commits to disbursing amounts owed to the owner within 15 days following the end of the calendar month.
7. Revenue estimator
The revenue estimator is provided for indicative purposes only. The figures are based on market data and a sample of comparable managed chalets, and in no way constitute a guarantee or contractual commitment. Actual revenue depends on listing quality, seasonality, property quality, and market conditions.
8. Intellectual property
All website content (text, images, trademarks, logos, code) is the exclusive property of Reserver.ca or its partners. Any reproduction without prior written permission is prohibited.
9. Governing law and jurisdiction
These Terms are governed by the laws of the province of Quebec and the applicable federal laws of Canada. Any dispute shall be submitted to the exclusive jurisdiction of the courts of the judicial district of Montreal, subject to mandatory consumer-protection provisions.
